The exclusive sales and marketing agent for Trump Soho Hotel Condominium is soon opening its first New York City office.
By June, Prodigy International, which is also co-marketing Andre Balazs’ William Beaver House, is moving its Miami headquarters to a second-floor, loft-style office at 72 Greene Street in Manhattan, according to Prodigy President Rodrigo Niño. He moved to New York City with his wife and two children last summer because commuting from Florida was taking its toll.
The Soho office, between Broome and Spring streets, will be 4,000 square feet and will accommodate 25 of Prodigy’s senior corporate staff who worked out of the Miami office in the Four Seasons Tower.
While the Miami real estate market is significantly weakening, Niño said the move is about positioning the company internationally. “It is easier for me to handle a global organization in Manhattan than Miami,” said Niño, who cut his teeth in Miami. “The particularly important issue is that the corporate team will be in Manhattan now instead of Miami.”
Niño selected the Soho office, which is down the street from Luis Vuitton Soho, because he is a “downtown type of guy,” and he wanted to have a less corporate style office.
Prodigy also has an office in Panama and soon Madrid.
Prodigy is working on more than 10 projects including a Richard Meier oceanfront condo and the Residences at Gansevoort South in Miami as well as developments in Panama, the Dominican Republic and Mexico.
Niño said he hopes to have more Manhattan projects on the drawing board by the end of the year.
Weak Dollar Fuels Foreign-Market Sales, with Global Buyers Purchasing Nearly 53% of the Building.
Demand for units at Trump SoHo Hotel Condominium continues to be robust, with strong foreign-market sales indicating that Manhattan is the preferred location for international real estate buyers.
Since sales commenced in September 2007, global buyers have purchased nearly 53 percent of the building, said Rodrigo Niño,
President of Prodigy International, the exclusive sales and marketing organization for the project.
“The strengthening of the Asian and Europe currencies has fueled up sales velocity by global buyers beyond even our most aggressive projections,” noted Ivanka Trump, Vice President of Development and Acquisitions for the Trump
Organization.
Designed by the renowned Handel Architects, the striking glass tower will be the tallest building in the heart of SoHo, rising 46
stories and providing 360-degree panoramic views of the city. With five-star hotel services, Trump SoHo is the first luxury development of its kind in the area.
“The condo hotel model is ideal for global buyers. They can enjoy premier hotel services
while they are in town, and the unit is maintained and made available for hotel guests when they
are away, helping offset the cost of ownership,” Niño stated.
“New York City is one of the world’s strongest hotel and luxury real estate markets, and lower Manhattan is becoming the destination of choice for high-end buyers,” noted Donald Trump Jr., Executive Vice President of Development and Acquisitions for the Trump Organization.
According to recent reports from HVS Hospitality Services and other industry groups, hotel occupancy rates in New York City have
achieved record-breaking growth each year over the past seven years; downtown Manhattan hotels have fared especially well, commanding higher than average room rates. Separately, high-end residential real estate market sales in Manhattan
reached new levels in 2007.
“Trump SoHo Hotel Condominium will be the most exclusive destination in the most successful hotel market in the world, and international buyers were smart enough to identify this opportunity at once,” said Donald J. Trump.
Trump SoHo amenities will include a world-class restaurant, 24-hour room service, intimate library and wine cellar, outdoor garden,
pool deck with full-service bar, and a state-of-theart fitness center and spa. Acclaimed architecture and design firm Rockwell Group has designed the hotel’s interiors in distinctive New York style.
